The Best Flooring Options for High Traffic Areas

Do you have areas of your home you notice are most walked through? For me, it’s my entryway, living room, kitchen, and hallway. When selecting flooring for high-traffic areas in your home, durability, and ease of maintenance are key considerations. Here are some of our favorites at Tolin Designs:


Hardwood

Hardwood floors have long been the most beloved flooring type in real estate. Classic, elegant, and an all-around favorite. Hardwood floors have great durability and can last a long time and cleaning is a cinch! Hardwood floors provide a neutral background that complements any color scheme in any room. 


However, they may not be the best choice for high-traffic areas in a home due to the easy wear and tear that comes with it. Wood needs to be re-sanded and stained over the years to keep it looking great! The high upfront cost of hardwood floors can give you pause when deciding if it’s the right option for your home.

LVP/LVT

LVP (Luxury Vinyl Plank) and LVT (Luxury Vinyl Tile) are two different types of luxury vinyl flooring. LVP is vinyl flooring designed in planks to resemble traditional hardwood floor planks, whereas LVT is vinyl flooring designed in a tile shape. LVP and LVT are thicker in depth which means that both are best for moisture/water if you own a pool, have a lakehouse, or live near the ocean. Also, this is a great option for pet owners! Less maintenance and wear & tear to worry about. 


If you want a floor that captures the natural beauty of wood, the texture, tones, and overall look, LVP and LVT might be the best option for you! Both flooring types have impressive longevity and ease of care, making them suitable for various lifestyles and spaces.

Tile

Tile flooring has been a staple in bathrooms and kitchens for ages. The sleek, classic look of a tiled design is difficult to beat. Tile is a versatile, low-maintenance, and water-resistant flooring option. High-quality tiles can provide a timeless look for a home. Tiles can last over 20+ years with the proper maintenance. It is a great choice for bathrooms, kitchens, and mudrooms since sealed tile is water-resistant! Tile is also easy to maintain on a day-to-day basis with light cleaning. Don’t forget an endless amount of designs to choose from!

Tile is expensive to purchase and install compared to other types of flooring, for example, laminate. The grout between tiles needs to be actively maintained! Since grout is not waterproof, dirt and moisture can seep through making mold and staining an issue to look out for. However, regular cleanings and resealing grout will keep any major problems at bay!

Epoxy

Epoxy flooring is a great affordable option that can be used in a variety of rooms; bathrooms, patios, kitchen, basement, and garage floors, with the latter two being the most popular! Epoxy flooring has great durability and can last for a long time depending on where it was applied and if it was properly installed. A high-traffic kitchen with epoxy flooring may not last as long as a basement with epoxy flooring. Epoxy flooring is also highly resistant to all kinds of wear and tear! Once epoxy is cured, it can withstand peels, cracks, and corrosion. Don’t forget that it is water-resistant and isn’t easily affected by heat making it a great choice for commercial and industrial use. 


When it comes to installing epoxy flooring, the process is not an easy task and takes a lot of time. You will need to prep the surface and remove any underlying substances to make sure it is installed properly and follow the instructions step by step (if installing yourself). Once installed, you will have to wait a few days for it to fully cure. This can be an inconvenience for homeowners depending on where it is installed. However, the longer the curing process, the stronger results you will have.
